Information
Rent Payments
Rent is due on the first of the month. No statement will be mailed.
Late fees amount to a $25 charge on the 6th day of the month + $5 per
day thereafter until the full balance is paid. If rent is mailed, it
must be received in our office, not postmarked, by the 5th.
NO EXCEPTIONS.
If your check is returned to us because of Non-Sufficient Funds,
you will be charged a fee of $35.
Please make your payment by check, money
order, or cashier’s
check, with the exact amount, payable to Peter Spennato. Remember
to put what building you live in, the apartment number and your
room letter on your check. You may drop your payment off at our
office, or mail it into us. We do have a drop slot if it is after
business hours.
Emergency calls
The following issues that should not wait until the next business
day are:
-Hot water tank leaking or making strange noises
-Sink/Tub/Toilet overflowing and the water cannot be stopped
-Lots of water leaking through pipes or ceiling
-Fire
-Flooding
The following are issues that can generally wait until the next
business day:
-Sink/Tub/Toilet backed up
-No Electricity
-Stove/Oven/Refrigerator/Hot water tank not working
-No Water
-No Heat
-Door will not lock/Locked out
-Broken Window
Maintenance requests
Please call us on the maintenance phone number or come into the
maintenance office with your requests. You will be charged a
maintenance fee if you caused the problem. For example, if your
dishwasher does not work and the appliance vendor tells Painless
Properties, LLC that drain was clogged with food, or a utensil
was stuck in the bottom, not allowing the machine to finish its
operation, you will be charged. If it is due to a bad part, or
unrelated to anything you have done, you will not be charged.
If you call for a repair and the vendor tells Painless Properties,
LLC that nothing is wrong, or it was just a tripped breaker;
you will be charged. If you have any questions about what you
could be charged for, please call the office. Tenants do not
do repairs or make alterations to the apartments themselves.
Tenant Rules
1. Garbage Tenant is responsible
for disposing of all garbage properly and placing it where required
for pickup. Large items
such as couches and mattresses must be broken down to fit inside
of garbage bin.
2. Illegal use Tenant shall not use the property for any illegal
purposes.
3. Broken Glass Tenant shall promptly
repair, at Tenant’s
own expense, any broken glass regardless of how the damage was
caused.
4. Nails/Painting Tenant shall not drive any nails or screws into
walls. Tenant shall not paint anything in the unit.
5. Guests Tenant is responsible for the conduct of all guests
on the property and shall insure that guests comply with these
rules. Tenant is liable for any damages guest does to the properties.
6. Vehicles All vehicles parked in the lot must have a current
parking sticker placed in the rear left window. All vehicles must
be legally parked within one parking space. Vehicles must have
current license plates and be in good working order.
7. Exterior Nothing shall be stored, even temporarily, in the
exterior common areas. Do not set your garbage outside your door
and leave in walk way. Take it down to the dumpster or recycling.
8. Interior You are allowed the use of the main areas in the apartment.
This includes the kitchen and common area. Management may enter
the common area at any time, without notice, to inspect its cleanliness
and to show a potential tenant a vacant bedroom. Your lease is
for your individual bedroom. You will be given notice of all leased
area inspections as required by landlord/tenant law.734
9. Candles No candles, hookas, incense, or other burning objects
are allowed in the apartment.
10. Heavy Objects No waterbeds, aquariums, pianos, organs, libraries
or other unusually heavy objects are permitted in the property
without permission.
