Information for tenants is posted below. Please call our
rental office at 360.734.5374 if you have any questions.

Rent Payments
Rent is due on the first of the month, unless otherwise indicated on your lease. No
statement will be mailed. Late fees amount to a $25 charge on
the 6th day of the month + $5 per day thereafter until the
full balance is paid. If rent is mailed, it must be received
in our office, not postmarked, by the 5th. NO EXCEPTIONS.
If your check is returned to us because of
Non-Sufficient Funds, you will be charged a fee of $35.
We accept payments by check, money order, or cashier’s check
for the exact amount, payable to Painless Properties.
Tenants should take care to write their building, apartment
number and room letter on the rent check. Payments may be
dropped off at our office in person, in the drop slot or
mailed to Painless Property Management

Emergency
Calls
If you have an emergency after regular office hours, please call our emergency hotline
immediately at (310) 739-7960.
These situations are considered emergencies:
- Hot water tank leaking or making strange noises
- Sink/Tub/Toilet overflowing uncontrollably
- Heavily leaking pipes or ceiling
- Fire
- Flooding
- No Electricity/Power outage
- No Water
- No Heat
Otherwise, please call us during the next business day and we
will gladly help resolve your situation involving the
following:
- Sink/Tub/Toilet backed up
- Stove/Oven/Refrigerator/Dishwasher not working
- Door will not lock/Locked out
- Broken window
- Any other repair issues
Maintenance
Requests
Please call 360.734.5374 or
come into the maintenance office at 2110 Bill McDonald Pkwy,
#1 for maintenance requests. If a tenant or guest caused the
problem, the tenant will be charged a maintenance fee for the
repairs. For example, if a dishwasher does not work and the
appliance vendor reports that the drain was clogged with food
or a utensil, the tenant will be held responsible. If the
repair is due to a broken or malfunctioning part or other
cause not resulting from the tenant's misuse, the tenant will
not be charged. If a tenant submits a request for a repair and
the vendor reports that nothing is wrong or the problem was
just a tripped breaker or similar issue, the tenant will be
assessed a maintenance fee for the call. For questions about
maintenance requests and charges, please call the leasing
office at (360) 734-5374, Monday through Saturday, 9:00 a.m. –
5:00 p.m. Tenants agree to not do repairs or make alterations to
the apartments themselves for any reason.
Tenant Rules
& Policies
Tenants agree to the terms set forth below at the time of
signing. Any breach of these rules may result in fees or
eviction at the sole discretion of the management.
- Garbage
Tenant is responsible for disposing of all garbage properly
and placing it where required for pickup. Large items such
as couches and mattresses must be broken down to fit inside
of garbage bin.
- Illegal use
Tenant will not use the property for any illegal purposes.
- Broken Glass
Tenant will promptly dispose of, at Tenant’s own expense,
any broken glass regardless of how the damage was caused.
- Nails/Painting
Tenant will not drive any nails or screws into walls or
ceiling. Tenant will not paint anything inside the unit.
- Guests
Tenant is responsible for the conduct of all guests on the
property and will insure that guests comply with these
rules. Tenant is liable for any damages caused by their
guests.
- Pets
Pets are NOT allowed except for fish, limited to one small
bowl or aquarium of 10 gallons or less.
- Vehicles
All vehicles parked in the lot must have a current parking
sticker placed in the rear left window. All vehicles must be
legally parked within one parking space. Vehicles must have
current license plates and be in good working order.
- Exterior
No tenant will store anything, for any reason, even
temporarily, in the exterior common areas. Garbage cans or
bags will not be left outside the doors or in walkways, but
will be properly disposed of in the dumpster or recycling
bins.
- Interior
While a tenant lease is for an individual bedroom, tenants
are allowed the use of the main common areas in the
apartment, including the kitchen. Management may enter at
any time, without notice, to inspect its cleanliness and to
show a potential tenant a vacant bedroom. Tenants will be
given notice of all leased area inspections as required by
landlord/tenant law RCW 59.18.150.
- Candles
No candles, hookahs, incense, or other burning objects and
fire hazards are allowed in the apartment at any time.
- Heavy Objects
No waterbeds, aquariums, pianos, organs, libraries or other
unusually heavy objects are permitted in the property
without permission.
